The owner’s problem
Late FF&E is a capital problem, not a logistics one
A delayed furniture shipment doesn’t just push back an installation date. It pushes back your opening, your first revenue night and your debt service timeline.
We build our production schedules backwards from your opening date, not forwards from when we happen to finish.
How we work with owners
PIP and brand compliance
We work directly against your brand’s PIP requirements, so every spec is pre-approved before it’s built.
Schedule-driven production
Manufacturing and freight are scheduled against your construction milestones, not a generic lead-time estimate.
Phased openings
Floor-by-floor drops so you can open part of the building while the rest is finished, with storage at our plant for up to 90 days at no charge.
Capital transparency
Fixed quotes once the spec is signed, with freight, warehousing and installation itemized. No surcharges after the purchase order.
What to expect
After signing, you’ll receive a production and delivery calendar mapped to your construction schedule, a single project lead as your point of contact, and milestone check-ins at each phase: specification approval, manufacturing, pre-shipment inspection and delivery.
Tell us your target opening date, we’ll tell you if it’s realistic.

Floors back on sale early
Every floor we took out of service was money we weren’t making. Furn’s drops landed when the contractor was ready, and we put the last floor back on sale a week early. That’s the first PIP I’ve run where furniture wasn’t the problem.

How early do we need to order?
For a guestroom package, about 19 weeks before opening: one week of spec review, four for drawings and mock-up, ten in production, two in freight and two to install. The planner on our Process page counts it from your date.
Can you work to our brand’s approved vendor list?
Yes. We hold approved status on several brand programs and can submit for others. Your brand’s design team reviews our shop drawings like any other vendor’s.
What happens if construction runs late?
We hold finished goods at our plant for up to 90 days at no charge and reschedule freight around your new date. You tell us once; we rebook everything.
How do payments work?
Typically 40% on order, 50% before shipping and 10% after the punch list closes. Portfolio programs can be invoiced by property.
Do you only do hotels?
Hotels are most of our work. We also build for restaurants, members’ clubs, multifamily amenity floors and senior living. See Markets.
Give us the date first
Send your opening date and room count. We’ll come back with a schedule and a budget range within 2 business days.
