Every floor we took out of service was money we weren’t making. Furn’s drops landed when the contractor was ready, and we put the last floor back on sale a week early. That’s the first PIP I’ve run where furniture wasn’t the problem.

We’d been told our cane nightstand couldn’t be done at that price. Furn sent us a shop drawing that solved the joint we were worried about and built a mock-up in three weeks. What arrived in Charleston is exactly what we drew.

I had five vendors and five delivery dates on that job. Furn priced the whole package in five days, put it on one PO and sent an inspection report with every shipment. I didn’t chase anyone once.

Last time we opened on rented chairs. This time everything was in a week early, so we ran two full soft-open services before the press came in. Our date didn’t move, and neither did theirs.

Our leasing dates kept moving and Furn kept the furniture at their plant until we were ready. The price we signed in October was the price we paid in April. That made my budget meetings very short.

Furn brought the mock-up chairs to the building and let residents try them. We raised the seat an inch and strengthened the arms because of what we saw. It’s the most comfortable common area we’ve designed, and it looks nothing like a care home.
